Although this may seem obvious, the best advice really is to think about what you would expect to find in a holiday property and equip your holiday home accordingly.

The key is to create a home from home, to enable guests to settle straight in and enjoy their holiday from day one. It is crucial to equip your holiday rental well, consider the luggage allowance and advertise the equipment you provide, for example a hair-dryer, iron, travel adapter plugs, cots and high-chairs. A satisfied holidaymaker is far more likely to book again and recommend your holiday rental to friends.

Consider accounting for rainy days, English television channels, DVD players, stereos, board games, computer games etc. Make sure you equip your holiday home for the maximum occupancy, so if you advertise it sleeps 10, make sure there is adequate cookware, crockery, seating, dining and living space. Also, don’t forget the extras, holidaymakers hate to arrive to find there are only 2 sun-loungers to share between 10!

Bedding and towels – don’t forget you will need at least two sets of bedding and towels for the maximum occupancy to cover for same day changeovers.

Consider how you will regulate for breakages etc. Consideration also needs to be given to a security deposit system so it can be used in conjunction with an inventory list. Remember to keep your inventory list brief, covering main items of value. You need to accept and account for a certain level of breakages, for example, crockery, glasses etc. We would recommend you buy some spares and keep them stored in a private lockable area.

We would also advise that you provide a torch and a first aid kit in the villa and list their locations on the inventory list. It is advisable to provide basic information in the villa, including emergency contact numbers, emergency services numbers, doctors and pharmacy information. Also include the location of the electrical box in case the electrics trip (a fairly common occurrence here in Spain!).
